How much money is RMLS making from Supra?
RMLS has never made money from the Supra System. We have
always operated on a less than break even basis by selling boxes at cost
and distributing keys at cost. But we also paid for the 800 update number,
warrant bad boxes and bad keys and supplied the staff to assist members
with problems and to keep member records up to date. No one within the
Realtor family is making any money from the old system or from the new
system.
What are the advantages of the
new key system?
There are several advantages to the new key system
which are apparent.
-
First, the keys
will automatically be updated for users nightly by placing them on
a syncing station hooked to your phone. At a predesignated time the
system will call KIM and update itself using your phone line. If you
fail to place your key on the syncing station, you can login to the
Supra internet site and get an update code or you can update by calling
the 800 number just as you do now. This process also re-charges the
batteries in the key.
-
Brokers, Associations
and RMLS can send messages to members on their keys. This will greatly
assist in keeping members up to date with communication.
-
Showings of properties
with boxes on them is communicated to members with their nightly update
through the messaging system.
-
E-Key users will
be able to get an updated MLS list nightly with approximately 30 fields
of data. This information will then be at their finger tips on their
PDA's. Active Land and Residential properties will be included in
the download.
-
Security of listed
homes falls somewhat on the Listing Broker. An electonic system, with
daily termination of user rights through membership updates, is a
stong security feature. Combination boxes on the other hand will probably
never have their combinations changed leaving them vulnerable to all
who know the combination. I recall several occasions yeas ago when
agents let buyers go directly to homes and open the property by giving
them the combination.
Am I required to enter into a lease
with Supra?
Members are not required to enter into leases with Supra
for a new key. Any member who chooses not to lease a key may make such
choice at their option. However, the lease Agreements and RMLS rules strictly
prohibit the sharing of keys with other agents or brokers. This is for
obvious security reasons. The keys record the entry to a home by key number.
The leasing members may find themselves responsible for missing or stolen
property including criminal charges if entry was by another user. There
are also fines of up to $500.00 for abuse of this Rule.
